End of tenancy cleaning: what landlords in West Yorkshire actually check

Inventory clerks notice the same missed spots again and again. Here is what to tackle before the final walkthrough.

We do a lot of move-out cleans across Huddersfield, Bradford, and Leeds. By the time we arrive, the tenant has usually boxed everything up and the letting agent has already booked the inventory check for the following morning. That does not leave much room for surprises.

The good news is that most deposit disputes come down to a short list of areas — not mysterious stains hidden behind furniture. If you know what clerks look for, you can either handle it yourself or brief a cleaning team properly.

Kitchens take up half the conversation

Ovens are the obvious one. Agents expect the inside of the oven, the door glass, and the racks to match the rest of the kitchen standard. Hob rings need degreasing, not just a wipe. Extractor filters are often forgotten — they collect grease quickly in rented flats where cooking happens most evenings.

  • Inside fridge and freezer, including rubber seals
  • Cupboard fronts and handles — greasy fingerprints show under kitchen lights
  • Sink and plughole — limescale builds up fast in hard-water areas like Calderdale
  • Behind the washing machine if it slides out easily

Bathrooms: grout, silicone, and limescale

A bathroom can look fine at a glance and still fail a check. Clerks run their finger along silicone lines around the bath and shower tray. If it has gone pink or black, it needs attention. Shower heads in West Yorkshire properties often need descaling — vinegar works on light build-up, but heavy scale sometimes needs replacing.

Do not forget the toilet seat hinges. They are awkward to clean and show up on photos.

Floors and skirting boards

Carpet cleaning is separate from a standard end-of-tenancy clean, but the edges along skirting boards still matter. On laminate and vinyl, mop lines and dusty corners stand out when a clerk opens every door.

When to bring in a crew

If the tenancy ran for several years, or if there were pets, a one-day professional clean is usually cheaper than losing part of a deposit. Book early — the last week of the month in student areas like Hyde Park and Fallowfield gets busy, and the same happens around Halifax and Huddersfield when tenancies turn over.
